Occupancy & Compliance
The contractor covers the occupancy permit (iskan) and all clearance documents. Built in full compliance with TSE and CE standards under static structural engineering guidelines.
Foundations & Structure
In-depth geological survey executed. Reinforced concrete static project with ready-mix concrete and static-engineered, TSE-approved steel reinforcement.
Masonry & Exterior Walls
24 cm insulating clay block (iso-brick) or BIMS masonry. Interior walls in 8.5 cm and/or 13.5 cm first-class clay brick. Double-layered sand-filled sandwich acoustic walls between apartments.
Plastering & Thermal Facade
Two-layer exterior plastering (rough base + fine finish) with a full thermal insulation envelope (mantolama) finished in premium weather-resistant Jotun exterior paint.
Interior Painting
Saten plaster surface prep, 1 coat of clear binder primer, and 2 coats of premium plastic emulsion paint (Filli Boya, Polisan, Marshall, or Dyo).
Electrical Infrastructure
Video intercom in every unit. Switch/socket plates by Viko, Makel, Netelsan, or Günsan. Coaxial satellite TV connections to every room. Balcony equipped with an outdoor socket.
Plumbing & Piping
Concealed hot and cold water pipes and leak-tested wastewater piping by Pilsa, Ege, Kalde, or Gold. Balconies include an integrated water tap.
Common Area Logistics
Perimeter enclosed in concrete/brick masonry walls with architectural lighting. Automatic barriers and security-booth control at access gates. Fire-escape stairs, security booth, mailbox and announcement board.
Green Infrastructure
Rainwater harvesting collection system. Automated landscape drip and sprinkler irrigation. 1x EV charging station.
