What 'Turn-Key' Actually Means When You Buy Off-Plan in Turkey

“Turn-key” is one of the most overused words in off-plan real estate marketing, and it means different things from one developer to the next. Some use it to mean “the walls are painted.” Others mean genuinely move-in ready. Buyers comparing projects deserve to know which one they’re looking at — so here is exactly what it covers on Agora Premium Suites, based on the contract specification.
Climate control, already installed
Every unit gets full underfloor heating, fed by a new-generation combi-boiler, plus multi-split air conditioning in every single room — not just the living area. Natural gas is piped to the front door of each apartment. None of this is an optional upgrade; it’s in the base spec.
The kitchen arrives with appliances in it
A three-piece built-in kitchen set — oven, hood and stove — comes from established brands (Teka, Silverline or Franke depending on final allocation), alongside A+ energy-rated white goods. The washing machine and microwave are pre-installed in purpose-built niches, not left for the buyer to plumb in later.
The finishing detail that’s easy to miss
Windows are 70-series PVC frames with 4+16+4 double glazing, paired with integrated electric roller shutters on every window — a detail that matters more than it sounds for both energy bills and Antalya’s summer light. Kitchen counters are Çimstone quartz over custom cabinetry; bathrooms use first-grade anti-slip tiling with branded vitreous china sanitaryware and tempered-glass shower enclosures.
What “turn-key” does not mean here
It does not mean furnished. It means the building envelope, climate systems, kitchen and bathrooms are complete and functional at handover — the difference between moving in with a suitcase and moving in with a renovation contractor.
The part buyers usually don’t ask about, but should
The occupancy permit (İskan) and every clearance document required to legally register and use the property are handled by the contractor, Note Yapı, not left to the buyer to chase after delivery. On off-plan purchases, that single line item is often the difference between a clean handover and a year of paperwork.
